Buying Property in Spain Fees
There are several types of taxes on the purchase of the real estate. There are two fundamental differences: buy a property in Spain on the secondary market or buy a home in a new building.
The Cost of Buying Real Estate on the Secondary Housing Market in Costa Blanca
- ITP (Impuesto de Transmisiones Partimoniales) transfer tax. The figure differs from region to region. This tax is calculated on the enormous value: the actual sale price of the property or the cadastral value of the property. Therefore, underestimating the value of the housing to save the tax becomes a thankless venture. The cadastral value of housing is based on the market prices in each region and can change yearly. The lawyer must check the cadastral value of your future home so that you can handle the Spanish tax authorities later on.
- Tax on the documentation of legal acts. Tax due on any notarial deeds that need to be registered. 1.5% of the contract value of the property.
- Notary fee. An average of 0.5% to 1% of the property transaction price.
- Registration fee. Usually, about 1% of the transaction price is under the contract of sale.
Total taxes are, on average, about 10% to 13% of the price of your property.
The Cost of Buying Real Estate in New Buildings
- Value-added tax at 10% of the property’s value.
- Tax on documented legal acts. Tax arising from any notarial deeds that need to be registered. 1.5% of the contractual value of the property.
- Notary fee. An average of 0.5% to 1% of the real estate transaction price.
- Registration fee. Usually, about 1% of the transaction amount is under the contract of sale.
On average, if you buy an apartment in a new building, you must pay about 15% additional taxes and fees.
