You must obtain a foreigner identification number to buy a property in Spain. Here it is called the NIE (Numero de Identidad de Extranjero). Anyone planning to get a residence permit in Spain must also accept this number.

This number is used for all financial transactions and legal procedures. Even if you buy something online, many stores will not complete the transaction until you do not specify your NIE. You need it when purchasing real estate.

The NIE in Spain is issued to foreigners by the migration service. This number is given once and will accompany you for the rest of your life. You do not have to be a country resident to receive an NIE. Only illegal aliens do not have this number because they have entered the country illegally and avoid meeting with state authorities.

Grounds and Procedure for Obtaining a Foreigner Identity Number (NIE) 

To obtain an NIE for a foreigner, it is necessary to justify the reasons for its issuance. One compelling reason is the purchase of real estate in Spain. If you plan to open a business here, you will also need a foreigner identification number. With this document, you can open an account in a Spanish bank and buy a house in Costa Blanca.

The NIE document is a certificate that shows your foreigner number, which consists of seven digits and two letters. 
If you plan to get a number on your own, in addition to the Migration Service of Spain, you can apply at the Spanish embassy in your country. For this, you need to schedule an appointment in advance.

Getting an NIE in Spain

  • A completed Solicitud EX-15 application form
  • Photocopies of all pages of your passport

  • The contract of reservation of the property in Costa Blanca
  • Payment of the state fee for the Certificate.
